Compare your payment if rates rise by 3 percentage points — a transparent planning scenario, not a universal BoE rule.
Website updated 10 October 2026. UK-wide payment illustration; this page calculates no tax and determines no nation-specific lending eligibility.
Illustrative starting scenario: Editable sample: £70,000 gross household income, £250,000 property, £25,000 deposit, 30 years, 4.5% rate, £200 monthly commitments and a 50% gross-income planning share. Replace these values with your own records before relying on the estimate.
The +3 percentage-point rate is a user-selected stress scenario, not a universal Bank of England or lender rule. This calculator compares principal-and-interest payments and a personal share of gross income; fees, household living costs, tax, lender criteria and product changes are not included.
For a £225,000 loan over 30 years, the modeled payment is £1,140.04 a month at 4.5% and £1,573.23 at the illustrative 7.5% rate (+3 percentage points).
That is £433.19 more each month. The selected planning allocation is £2,916.67 gross income per month; payment plus entered commitments is £1,773.23. This is within that personal planning setting. It is not a lender affordability result.

The +3 percentage-point increase is a chosen stress scenario. The Bank of England withdrew its formal 3% affordability-test recommendation in 2022. Your selected 50% is a personal budgeting comparison, not an affordability standard. Only the modeled mortgage payment and commitments you enter are included; tax, council tax, utilities, food, dependants and other household spending are not.
Check an actual lender’s affordability assessment, product rate, fees, early repayment terms and payment-change dates. UK-wide repayment arithmetic does not calculate tax or determine property-tax treatment in England, Wales, Scotland or Northern Ireland.
These sources explain the UK mortgage affordability framework. The calculator adds a transparent scenario assumption and is not a lender decision or mortgage advice.
