This UK mortgage calculator estimates a repayment mortgage from the property price, deposit, entered annual rate, term and monthly overpayment. Its borrowing illustration is controlled by your chosen assumptions; it is not a lender affordability assessment or product quote.
The monthly repayment uses standard amortisation with the entered rate held constant for the modelled term. The balance schedule, total interest and overpayment comparison are derived from the same estimate. The rate stress view applies the entered rate plus 0, 1, 2 or 3 percentage points while holding the loan and term constant; those rates are what-if examples, not a forecast.
Stamp Duty Land Tax is estimated only for residential purchases in England and Northern Ireland using the modelled assumptions and residential rates effective from 1 April 2025. Wales uses Land Transaction Tax and Scotland uses Land and Buildings Transaction Tax; this calculator does not estimate either devolved tax. The 2% non-UK-resident surcharge and special transaction cases are not modelled. The estimate does not determine eligibility for reliefs, include every transaction rule, or replace advice from a conveyancer or lender. It excludes most purchase costs, lender fees, maintenance, tax on income, credit checks and underwriting.
