How the repayment and interest figures are modelled.
Each estimate uses a standard repayment mortgage formula. The nominal annual rate is divided into monthly periods, and the payment is calculated to repay the stated loan over 25 or 30 years. Total modelled interest is the scheduled monthly payment multiplied by the number of months, minus the original loan amount. The calculation holds the rate and payment schedule constant and excludes fees, overpayments, missed payments, insurance and future rate changes. The rates are fixed examples, not current market quotes or an affordability assessment.
